At the time of writing this (March 2021) the average price of an 8 yard skip (a.k.a large builders skip) is £300-324 including VAT if it’s on private property. If you don’t have a private driveway or area to put the skip you’ll have to request a permit from the council and pay an extra fee for this which is another £25 to £30. This permit is then limited to a time period of 1 or 2 weeks depending on the local authority. The contents of the average house in the UK will usually far exceed just 1 builders skip so you will then need multiple skips to get the job done. You will then also have the task of filling the skips yourself which can be tricky if you’re not used to moving large items of furniture. Skip companies also generally refuse to take the following items: oils, paint, plasterboard, mattresses and electrical items.
Yes of course. This happens regularly and we often find important documentation that may be missing and we will always safely put it to one side for the client. This can be particularly important if the deeds to the property have never been electronically updated with the land registry and you are looking to sell the property once it has been cleared. Most property title deeds are now held electronically by HMLR however this digital uploading only began in the early 1990’s so if the property hasn’t been sold since then and has been in the family for a long time chances are they won’t be available on the HMLR system and the original paper deeds will be required for resale.
From our experience what often happens when somebody inherits a property complete with all the previous owners furniture and possessions is the family will take any sentimental and valuable items for themselves but are then still left with a mountain of stuff to clear before the property can be put up for sale. People will often than call an auction house and/or charity that will come out and take anything they deem of value for resale. This still usually leaves a very large amount of stuff as charities are a lot more selective about what they take these days. For example, they won’t accept any sofas or armchairs that don’t have their fire safety certificates attached, neither will they accept any used mattresses if they’re stained, no matter how small a mark it may be. Some charities won’t even accept electrical goods on the basis that they need to be pat tested for resale, which as you can imagine isn’t financially viable if the item is a toaster with a resale value of £5. We however at House Clearance Solutions are not fussy and will clear the entire contents of the property removing all hassle, stress and physical work for the client.

We aim to recycle, reuse and rehome wherever we can. Anything that can be donated to charity or found a new home through various avenues will be. Anything that we deem unlikely to be rehomed will be separated out into the relevant categories to be taken to a certified waste disposal facility to be recycled. This a regular situation within this line of work as its quite common for a family relative to have inherited a property due to a deceased estate however they currently reside further away from the local area. We work very closely with various estate agents and can often liaise directly with them to collect keys and gain access to a property in order to provide an accurate quotation to complete the clearance. Alternatively you may have a trusted a neighbour or solicitor we can collect keys from to gain entry to the property. We even have international clients that we’ve been able to accommodate for with varying time zones etc. So even if you currently live in London or New York and have a property that needs clearing within the areas we cover, we’re happy to help and can offer our services.
Smaller partial clearances such as a loft or garage clearance will usually be completed in a couple of hours or so. Full house clearances will normally always be completed within one working day. Larger jobs such as hoarder properties can take a little longer and may stretch over two possibly even three days depending on the scale of the job. Again its nothing we haven’t seen before so don’t worry however cluttered it may be.
Every clearance is unique however certain variables will always dictate the cost. The first main one is quantity, generally the more there is to clear the more it will cost as there’s simply more work involved. Another factor is accessibility. For example a clearance from a 3rd floor apartment with no lift will involve a lot more work when compared to a clearance from an easily accessible bungalow.
